Pradhan Mantri Awas Yojana (PMAY) is the Indian government's mission to provide affordable housing to all citizens. PMAY-Urban works through the Credit Linked Subsidy Scheme (CLSS). EWS: Annual household income up to โน3 lakh. LIG: โน3โ6 lakh. MIG-I: โน6โ12 lakh. MIG-II: โน12โ18 lakh.
EWS/LIG: 6.5% interest subsidy on loan amount up to โน6 lakh. Maximum subsidy: โน2.67 lakh credited upfront to your loan account. MIG-I: 4% subsidy on loan up to โน9 lakh. Maximum subsidy: โน2.35 lakh. MIG-II: 3% subsidy on loan up to โน12 lakh. Maximum subsidy: โน2.30 lakh. This subsidy is calculated on a Net Present Value (NPV) basis at 9% discount rate and credited upfront to your home loan account, reducing your EMI from the first month.

The beneficiary family must not own a pucca house anywhere in India (including any family member). The property must be in the applicant's name or jointly with the female head of the household (mandatory for EWS/LIG, strongly encouraged for MIG). The beneficiary must not have previously received any housing benefit from the central government. A family is defined as husband, wife, and unmarried children โ adult married sons/daughters are treated as separate families.
PMAY-Gramin provides โน1.2 lakh (plain areas) or โน1.3 lakh (hilly/North-East states) for construction of a new pucca house or enhancement of a kutcha house. The amount is transferred in instalments directly to the bank account as construction progresses. Beneficiaries are selected from the SECC-2011 (Socio-Economic and Caste Census) database. Apply through the Gram Panchayat or Block Development Office.
Step 1: Visit pmaymis.gov.in or any bank/housing finance company empanelled under PMAY. Step 2: Choose the benefit type (CLSS) and fill the application form with family income details, property details, and loan details. Step 3: Submit Aadhaar details โ Aadhaar is mandatory for PMAY. Step 4: The bank submits your application to the Central Nodal Agency (NHB or HUDCO). Step 5: Subsidy is credited within 3โ6 months of loan disbursement.
